SCOPE OF WORK
PHASE – I -Feasibility of Redevelopment :
-
Checking and analyzing all the relevant papers and working out the technical feasibility / commercial viability of redevelopment of our society building.

Working out the minimum & maximum benefits available in the project.

Laying down the optimum benefits, this can be derived from any developer, including corpus fund benefit, additional area benefit and other etc.
-
Checking and recording of Carpet Area of each flat. /shop.
-
Feasibility report will be prepared from the papers available with society like fresh P.R. Card, CTS plans etc.
PHASE – II –Preparation of Tender :

Preparing tender document containing the optimum benefits desired from the developer, by the SGM along with the General & Technical specifications.

Legal terms & conditions, in consultation with society. Inviting sealed tender on behalf of society by placing advertisements in newspapers.

Collecting tender document from society and carrying out comparative evaluation of technical capability & commercial viability, based on perfect scientific technique.

Submitting recommendations in writing with appropriate reasoning to society.

Participating in the SGM to answer question of members while discussing tender document in SGM for selection of the Developer.

Awarding the work to the selected developer.

Finalizing the Memorandum of understanding, Redevelopment agreement with developer, power of Attorney for the Redevelopment rights to the developer, legal papers etc; along with society members & Developer.

Checking all the relevant papers submitted by the developer to all the concerned authorities from all the concerned authority.

Scrutinizing the approved I.O.D. and finally giving the approval for members to vacate.

PHASE – III –Project Management at the Site :

Monitoring whether all the compliance's of approving authorities like MCGM and state Government are adhered to by the developer before starting the work .

Scrutiny of the Plans to be submitted in Building Proposal department for IOD.

Preparation of Bar Chart with details of each and every construction activity

Preparation of technical document / record system, check list for all construction activities for quality assurance.

During the progress of work we will be appointing a full time experienced supervisor for supervising the ongoing work. Quality control of the material is our responsibility.

Testing of all materials, checking processes employed by developer, checking quality of workmanship, and quality of construction at frequent intervals and in some cases continuous monitoring as desired.

Joint Review meeting with the Society on a monthly interval.

Submitting written report to the society on monthly basis.

Check every flat for readiness as per the agreement in, carpet area and other amenities (like sanitary and electrical) for quality and quantity as per the agreement with developer.

Certifying the work carried out in term of both qualities as well as quantity.

Ascertaining the obtaining of proper Occupation Certificate by the developer.
